An ambitious $920 million expansion proposal has been announced by Churchill Downs<\/a> Incorporated to improve the Kentucky Derby experience over the following four years. The 154th Kentucky Derby in 2028 is when the project is expected to be finished, and it will include significant infrastructure upgrades, new seating, and first-rate hospitality offerings.<\/p>\n

Churchill Downs is setting itself up for long-term prosperity after the 150th Kentucky Derby was a huge success, generating an estimated $434 million in economic effect. With a $130 million initial expenditure scheduled for 2025, the expansion will be implemented in stages between 2025 and 2028.<\/p>\n

A key feature is the Skye Project, which will replace 11,500 uncovered box seats with 13,300 upgraded premium seats. A new five-story structure will take the place of the current Skye Terrace, extending from past the finish line to the First Turn Club. The first phases will be ready by the 153rd Kentucky Derby in 2027, with full completion expected in 2028. In the meantime, guests will have access to alternative premium seating options.<\/p>\n

Transforming the Infield Experience<\/h2>\n

The Conservatory Project will revamp the infield, replacing temporary suites with permanent structures. Premium hospitality seating will increase from 2,100 to 7,000. The first phase, launching in May 2026, will feature the Pagoda Club and Terrace, a redesigned Conservatory building with suites and rooftop dining, and the Stargazer Lounge near the first turn. Later phases will expand along the homestretch, wrapping up in 2028.<\/p>\n

Enhancements to the general admission infield will introduce three permanent structures with improved amenities and rooftop viewing areas. The first structure is set to open in 2026, with additional buildings following in 2027 and 2028.<\/p>\n
